Landlord electrical safety certificates (EICR) in East London
Electrical Installation Condition Reports for landlords and letting agents — inspected, tested and reported, with evening and Saturday visits.
What landlords need
If you rent out a property in England, the law requires the electrical installation to be inspected and tested by a qualified person at least every five years. The result is an Electrical Installation Condition Report, or EICR — often called a landlord electrical safety certificate.
JAF Power carries out EICRs for landlords and letting agents across East London. You get a clear report, and if anything needs putting right, it’s explained and priced before any work starts.
When you need one
Before a new tenancy
New tenants should be given a copy of the report before they move in.
At least every five years
Or sooner, if the previous report recommends a shorter interval.
For existing tenants
Existing tenants must be given a copy within 28 days of the inspection.
If the council asks
The local authority can request a copy, which must be provided within 7 days.
What the job involves
Book a visit
Evenings and Saturdays fit around tenants and letting schedules.
Inspect and test
Every circuit is inspected and tested, and anything found is recorded and classified.
Report and repairs
You get the EICR. If remedial work is needed, it’s priced up front, and you get written confirmation once it’s done.
Questions
What does ‘unsatisfactory’ mean on an EICR?
It means at least one item was coded C1 (danger present), C2 (potentially dangerous) or FI (further investigation needed). Those items must be put right — by law within 28 days, or sooner if the report says so. C3 items are recommendations only.
Is an EICR the same as PAT testing?
No. An EICR covers the fixed wiring — the consumer unit, circuits, sockets and lights. PAT testing covers portable appliances, which is a separate check.
